The ground rules for using MortgageCalc Pro and what its calculations are (and are not).

By using MortgageCalc Pro (the “site”) you agree to these terms. If you do not agree with them, please do not use the site. We have tried to keep this short and concrete.

Informational use only

Everything on this site is provided for general information and self-education. The calculators, articles, and explanations are not financial advice, legal advice, tax advice, or accounting advice, and using the site does not create any kind of professional relationship between you and us. Decisions about taking out a mortgage, refinancing, or making extra payments are consequential — please talk to a licensed mortgage professional, financial advisor, accountant, or attorney about your specific situation before you act on anything you see here.

Accuracy of the calculations

We take the math seriously. The amortization, savings, and refinance break-even calculations on this site are powered by an open, unit-tested formula library that we maintain ourselves. That said, the figures the site shows are estimates based only on the inputs you provide. They do not include property taxes, homeowners insurance, mortgage insurance, HOA dues, points, origination fees, or any other costs that may apply to a real loan. Real lenders may use slightly different rounding rules, day-count conventions, or interest accrual methods. The actual offer you receive will depend on your credit profile, the property, and the lender’s underwriting. Always confirm the numbers with your lender or broker before making a decision.

Affiliate disclosure

Some links on this site are sponsored. We may earn a commission, at no cost to you, if you click through to a partner and complete an offer. We label these placements where they appear and explain them in more detail in our privacy policy. The presence of an affiliate relationship does not change the math the calculator performs.

Acceptable use

You agree not to attempt to disrupt the site, scrape it in a way that imposes an unreasonable load on our hosting, attempt to reverse engineer features that are not open, or use the site to do anything illegal. Beyond that, the calculator and our articles are free to use and free to share. If you find a bug or an inaccurate number, please tell us — that is the kind of feedback we genuinely want.

No warranty

The site is provided on an “as is” and “as available” basis. We do not warrant that the calculations will be error-free, that the site will be uninterrupted, or that it will be suitable for any particular purpose. To the maximum extent permitted by applicable law, we disclaim all warranties, whether express or implied, including the implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

Limitation of liability

To the fullest extent permitted by law, neither MortgageCalc Pro nor its operator will be liable for any indirect, incidental, consequential, or special damages arising out of your use of the site or your reliance on any number or statement appearing here, even if we have been advised of the possibility of such damages. Where liability cannot be excluded by law, it is limited to the amount you paid to use the site, which is zero.

Changes to these terms

We may update these terms from time to time. The latest version will always be at this URL with a fresh effective date at the top. Continuing to use the site after a change means you accept the updated terms.

Governing law

These terms are governed by the laws of the jurisdiction where this site’s operator, MortgageCalc Pro, is located, without regard to its conflict-of-laws principles. Any dispute that cannot be resolved informally will be brought in the courts located in that jurisdiction, and you consent to their personal jurisdiction.
