A fast, accurate mortgage calculator for people who actually have to sign the paperwork.

MortgageCalc Pro is a free calculator for the practical questions home buyers and current homeowners ask: what is my monthly payment, how much interest will I really pay, and how much would I save by adding a little extra each month or paying biweekly? We built it because most calculators online either bury the answer behind ads or hide the assumptions that drive the math. Our goal is the opposite — give you the number first, show the schedule that produced it, and let you share the link with anyone who needs to see it.

The site is for first-time buyers comparing offers, current homeowners weighing extra-payment strategies, and anyone trying to decide whether refinancing actually pays off after closing costs. Every result is reproducible: the URL captures your inputs, so the scenario you see is the scenario you can send to a partner, a real estate agent, or your future self.

Open math, tested numbers

The amortization engine behind every calculator on this site is a small, dependency-free TypeScript library covered by a unit-test suite that pins each formula to the cent. We treat the math as a shared resource — the same library we ship on the web is the library we plan to use in our upcoming mobile app, and it has no framework lock-in. If you spot a bug, a numerical edge case, or a calculation we should add, we want to hear about it.

This site is operated by MortgageCalc Pro. We are not a lender, a broker, or a financial advisor. We are a small independent publisher building tools we wish existed when we shopped for our own loans.
